Once a property is vacant and ready to go we will only hold it up to 2.5 weeks with an approved application and deposit. How May I Obtain an Application to Lease One of Your Properties?
You can request a TAR (Texas Association of Realtors) rental application after you have viewed the property you want to lease. We prefer not to accept an application from anyone who has not yet seen the property. Alternatively, you can find and complete an on-line application on our website. Be sure to identify the property you are interested in if you use the on-line application and review our tenant qualifying criteria listed on our online application and on our website.
Is There an Application Fee?
Yes. Our application fee is $50 per person and is non-refundable.
Do You Allow Pets?
Yes, most of our properties are pet friendly. If you have pets just ask and we can confirm what the pet policy is on the property you are interested in. Most of the properties we manage will accept up to two dogs (40 lbs or less) and/or cats with an Animal Deposit & Animal Addendum to the Lease Agreement. No puppies (less then one year old) or aggressive breed dogs will be accepted. You can review our tenant qualification guidelines to see more specifics on our pet policy and list of aggressive breed dogs. If you have any questions or want to request something outside of those guidelines be considered call us to discuss. Any exceptions to this will be made on a case by case basis.
Will My Animal Deposit Be Returned If My Pet Passes Away or Is No Longer in the Dwelling Before My Lease Expires?
No, an Animal Deposit return is not processed until after you have moved out and surrendered the property back to Eanes Properties.
Who Should My Payments Be Made Out To?

Deposits need to be in the form of a cashier’s check or money order. Application fees are non-refundable and can be paid through our online application or with a separate money order or cashier’s check.
How Can I Make A Rent Payment & What happens if my rent is late?
Our preference is for you to pay your rent online through the tenant portal. You can set up a one time payment each month or auto pay to continue every month so you never risk your rent payment being late. Any rent received after 12 am on the 3rd of the month is considered late and the late fees in your lease will be assessed. Late fees are due when incurred. We will also accept rent mailed to our P.O. Box listed below. If you are mailing your rent make sure you send it far enough in advance that we receive it on or before the 3rd. It is not the date your rent is postmarked but the date we receive it that determines if it is on time or late. If your payment is mailed and we receive it after the 3rd the same late fees apply. The mail is not always reliable on how fast it will get to us from when you send it and rent getting lost in the mail or taking longer then normal is not an excuse to avoid late fees. If you want to make sure to avoid this simply pay online. We can assist you if you need help doing this the first time. Just call our office if you have any trouble logging into the tenant portal and paying online.

What Happens If I Move Before the End of My Lease Term?
If, for any reason you move before the end of your Lease Term, you must notify Eanes Properties in writing that you are moving, what date you will be out of the property and provide us with a forwarding address. Eanes Properties will send you Move-Out Cleaning Instructions, put a “For Lease” sign in the yard and attach an electronic MLS Lockbox to your front door so the property can be shown to prospective new residents. You are responsible for the rent, utilities and lawn care until the property is re-leased or your Lease Term expires whichever happens first. Your Deposit accounting and return will be processed within 30 days after your move out is complete. You will be subject to the Unlawful Early Move-Out Reletting Charge written on the lower right corner of the first page of your Lease Agreement.
Will My Dwelling Be Shown After My Move-Out Notice Has been Submitted?
Yes, the TAR Lease states that once a written move-out notice has been submitted, the dwelling may be shown to prospective new residents. Per your lease agreement an MLS lockbox will be put on the property to allow showings with notice given to you ahead by the agents. We require your cooperation to show prospective residents the property. This means to allow showings at reasonable times and keep the property neat in showing condition so it looks good when prospective tenants come to view it.
When Is a Repair Considered an Emergency?
If your dwelling is on fire or if you are dealing with a life threatening emergency, call 9-1-1. If you smell gas, please call the gas company to turn off the gas immediately and leave the unit. If your dwelling is flooding, sewage back up in the property, an electric short or some other item that is detrimental to your health or safety call us at our office during business hours M-F 9-5 or after hours at 512-354-9668. Only use the after hours number for an emergency item. If it is not an emergency and you call our after hours number a $75 fee can be assessed. Air conditioning, heating and not having hot water are not considered emergencies. For those items send a written request. We do treat those items as an urgent priority and will get a vendor scheduled quickly but they are not to be called in after hours. All other issues must be reported to us in writing and we will send the appropriate vendor to address the problem(s).
What Happens if I Fail to Return the TAR Inventory and Condition Form?
If you fail to complete and return the TAR Inventory and Condition Form within 5 days of picking up the keys to your dwelling, everything in your dwelling will be considered to be clean, safe and in good working condition. The TAR move-in inventory and condition form is not a repair list. It is to mark down any things you notice to protect you when you move out so we know you did not cause those damages. Many of these items will be cosmetic in nature and are not things that will be addressed. If you have a repair item complete a maintenance request online or send us an email to [email protected] and we will review and assess the request that way. If you send us an email make sure to include the best contact numbers for our vendors to reach you and your address.
When Can I Expect to Receive an Accounting For My Deposit(s)?
You will receive an accounting for your Security and Animal Deposits within thirty days after you move out and surrender the dwelling back to Eanes Properties as long as you have provided us with a forwarding address in writing.
What Happens If A Check is Returned Unpaid to Eanes Properties?
You must cover the returned check amount plus $40 with cash or certified funds as soon as you are notified. We cannot re-deposit returned checks. Once we receive a bad check you will be required to pay by certified funds such as a cashier’s check for future payments.
